Anna's mother (Maya Massar) dies in a fire, and Anna (Emily Browning) is sent to a mental hospital after her attempt to commit suicide. After almost a year of unsuccessful treatment her father, Steven (David Strathairn), brings her back home to their family mansion near the see.
There Anna meets her sister, Alex (Arielle Kebbel), and discovers that her father has never delivered anything Alex sent to her while she was in the hospital. The next surprise is to find that Steven now lives with Rachel (Elizabeth Banks), the former nurse of Anna's mother.
Followed by a ghost of their mother, Anna and her sister start to search for evidences against Rachel as they believe that it was her who set a fire to kill Steven's wife.
